We are not tied to any particular property developer, estate agent, lender or investment product unless expressly stated otherwise.
Our objective is to source opportunities that we believe may have the potential to create value for our clients. However, we do not guarantee that any property or project will generate a profit or achieve a particular return.

Any property, development or investment opportunity presented by us is provided for consideration only.
Property information, including purchase prices, rental figures, development costs, valuations, projected returns, planning assumptions and comparable evidence, may be based on information supplied by third parties or our initial assessment.
While we take reasonable steps to assess opportunities, information may change or contain inaccuracies.
You are responsible for undertaking your own independent due diligence before entering into any transaction.
This may include obtaining appropriate:
Legal advice.

Our fees will depend on the services provided and the nature of the engagement.
Any sourcing fee, consultancy fee, success fee or other charge payable to us will be agreed with you before you proceed.
Unless otherwise agreed in writing, our fees are separate from the purchase price and any other costs associated with acquiring or developing a property.
You remain responsible for all third-party costs associated with a transaction, including legal fees, survey costs, planning fees, valuation fees, finance costs, stamp duty and other applicable taxes or charges.

Where appropriate, we may introduce you to third-party professionals or service providers, including estate agents, developers, builders, architects, planning consultants, mortgage or finance professionals, solicitors and other specialists.
Any such third party acts independently of us.
We do not accept responsibility for the advice, services, performance or conduct of third-party professionals, and you should satisfy yourself as to their suitability before engaging them.

Our initial assessment of an opportunity is not a substitute for formal professional due diligence.
You should not rely solely on information supplied by us when making an investment or purchasing decision.

Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for fraud or for death or personal injury caused by negligence.

Although we may review information before presenting an opportunity, we cannot guarantee that third-party information is complete, accurate or up to date.

We aim to act transparently and in our clients' interests.
If a potential conflict of interest arises in relation to a transaction, we will seek to disclose the relevant circumstances where appropriate.

Either party may terminate an ongoing engagement in accordance with the terms agreed between us.
Termination does not affect any rights or obligations that arose before termination, including any fees that have already become due.
